Crosslane Student Developments secures conditional planning consent for 117 bed student accommodation development

Crosslane Student Developments, part of the Crosslane Group, is pleased to announce that it has secured conditional planning consent to deliver a new, 117 bed purpose-built student accommodation development on Woodhouse Square in Leeds, with a gross development value of approximately £14 million.

This is Crosslane’s first development in Leeds, but second in Yorkshire, and this follows the approval of planning permission and construction of Crosslane’s 437 bed purpose-built student accommodation development in Sheffield due for completion before the start of the new academic year in September 2017.

Completion of the Leeds scheme is due in time for the 2018/2019 academic year. Prime Student Living, the student accommodation lettings and operational management arm of Crosslane, will be responsible for achieving full occupancy prior to practical completion.

The site is situated in a conservation area in the north west of Leeds city centre on the corner of Woodhouse Square and Claremont Avenue, and is a short walk to Leeds University campus in the north and the city’s main shopping areas in the east. The new purpose-built, high specification student accommodation scheme will comprise 117 en-suite, self-contained studio apartments over five stories and will feature significant dedicated communal areas, including a common room, study room, communal kitchen/dining entertaining area, gym and private outdoor courtyard with cycle storage. Students will benefit from superfast 100 Mbps broadband and Wi-Fi.

The City of Leeds has a full-time student population of 51,000 enrolled at Leeds University (a Russell Group university ranked 13th in The Times Good University Guide 2017), Leeds Beckett University, Leeds College of Art and Leeds Trinity University, making it one of the largest student cities in Britain. At Leeds University student numbers increased by 6% in 2016 to 33,995, with 2017/18 applications up by 10.5% from last year. Demand for well-located, premium purpose-built student accommodation in the city continues to increase but there continues to be limited supply.

Crosslane has appointed DAY Architectural as the architects for the development.

Robert Goulsbra, Development Manager, Crosslane Student Developments, said:

“Crosslane is delighted to have secured planning consent for Woodhouse Square, our first student accommodation development in Leeds, a city with one of the largest student populations in the country whose numbers are continuing to increase. Crosslane has worked in close conjunction with the Leeds planning department, adapting the proposal to ensure it reflected local requirements whilst meeting the increasing expectation of students looking to live in modern purpose-built student accommodation. The proposed scheme is very well located, a short walk to Leeds University campus in the north and the city’s main shopping areas in the east. Leeds is an exciting student city with attractive supply/demand fundamentals persisting and our planned development will help to meet this demand.”
